Gated Mediterranean Luxury Intracoastal Home

This gated entry Mediterranean Villa is themed after an Italian Castle, nestled in the hills of northern Italy. Staying with a European theme all exterior floors and decks are Turkish Travertine. All exterior walls and columns are Venetian plaster with ages old colors mixed in. The outside envelope of this structure is completed as one piece all connected with structural foam insulation. The Clay Tile roof was installed using a foamed-in system allowing for NO NAILS to penetrate the roof. All of this creates a wind load on the roof exceeding 300 mph.

The Interior walls are using a skip-trolled finish for the old world look. The entry hall to the master suite uses plaster to feel like a block wall with domed ceiling and groin ceiling at the end. The master bath continues the old world look with tumbled marble walls to the ceiling in the 15′ high turret area. A steam room is included for relaxation. The 6′ round tub is therapuetic. There are also twin travertine surface mounted vessel sinks and wall mounted flat panel TV.

All of the exterior windows and doors are Anderson architectural storm watch series (impact resistant). These are stained pine interiors with forest green vinyl covered wood exterior. The front door system is a 14′ high double iron door and transom by Cantara of Mexico.

In this house there are over 105 custom built cabinets using distressed and designer finishes. The uppers are all using antique seeded glass. Every countertop in the house is granite including the laundry room and Butlers Pantry. All of the floors even outside are custom sliced pieces of Turkish travertine from the same mountain manufactured at

the same time for one order. On the second floor there is a service kitchen with a stackable laundry closet. A media room with a 7.1 speaker system in the ceiling. Three

bedrooms and two baths. An interior balcony for a library overlooking the lower formal areas. From the library there is an exit onto a private balcony overlooking the Indian River and the pool area.

Secondary service stairs to the lower level and garage using oak treads and balustrade system for the railing. In the formal areas there is a winding staircase of oak and travertine treads leading to the second floor. Under this staircase is a wine room with a solid black walnut door with hand wrought iron hardware and peek hole themed after a dungeon. The ceilings in this area are 24′.

Entering the house from the garage into a 405 sq. ft air conditioned work shop (23’x17.5′) that is plumbed for a future guest suite with full bath. In this house there are 6 solid granite sinks and 4 hand hammered copper sinks. All of these were brought in from various parts of the world. There is a continuous hot water system and 3 AC

cooling systems using Heppa filters and built in humidification. There is a total of 4 bedrooms (all having hand-scraped hardwood floors), 3.5 baths, a media room, a generous office with fireplace, and a future guest suite plumbed for a full bath. A total of 3 fireplaces.

There is a built in generator using LP gas from a 500 gal. underground tank. This system will run for 8 days before needing a refill. 18 solid black walnut raised panel doors in the master suite. All other interior doors (total 38) are solid knotty Alder raised panel. There is 2 – 200 amp electric service panels. Each panel has a 100 amp sub panel. The kitchen uses Viking red appliances and lp gas dual fuel range and a Miele built in coffee system, hammered copper farm sink and vegetable sink. There is a designer series intercom system, 2 alarm systems, and whole house sound system. In the family room all of the

necessary sound systems are hidden in a cabinet with full extension acuride slides and controlled with ONE radio frequency remote.

The rear lanai is home to a 18′ X 44′ pool with a 30′ shear edge and two waterfall planters. It uses its own chlorine generator system. A round jacuzzi is on the rear edge. All systems are electronically controlled from the hand held base station in the house. This is all surrounded by travertine paver tiles.

The dock is 165′ long. There is a huge deck area and a 12×12 covered gazebo. The covered boat house is 16×46 with a 24,000 lb. lift. All with a 60 amp electric service to an approved dock power station pod. Great Location, 5 minutes to the Beach, 15 Minutes to Melbourne International Airport, 45 minutes to Orlando Airport, 45 minutes to Vero and 1hr 45 mins to the Palm Beaches.
